Two films that are one story split in half, and a prequel series made afterwards. Release order is right, and the prequel is genuinely a prequel rather than a remake: it is set decades before the children in the films were born.

The children's half of the novel, told straight through rather than intercut the way the book does it. Nothing before it, and it stands on its own well enough that plenty of people stopped here.
The same characters twenty-seven years later, and the other half of the same story. It flashes back constantly, so it depends entirely on the first film.
A prequel series set in 1962, made by the same director as the films and sharing their continuity. It assumes you know what the town is, so it goes after them.
Then what? That is the whole of this continuity. The 1990 television version is a separate adaptation of the same novel and is not part of this run. Welcome to Derry is built to work backwards through earlier decades, so more of it will sit further from the films rather than closer.
