Release order is the right way through this one, because the second film is a prequel that overshoots the first and the third goes back to 1988. Every reveal is written to land in the order they came out.

A camera in a bedroom and almost nothing else, which is the whole idea and the reason it worked. Nothing before it, and everything after it is filling in around it.
A prequel that starts two months earlier, runs underneath the first film and then carries on past its ending. It is the film that turns a haunting into a family.
Back to 1988 and the two sisters as children, framed by a scene in 2005. It explains where the thing came from, which the first two films deliberately never do.
Then what? After that, the fourth film jumps to 2011, The Marked Ones follows a different family in 2012 and loops back into the first film's last scene, and The Ghost Dimension closes the story in 2013. Next of Kin is a reboot with no connection to any of it and can be watched whenever, or not at all.
